What is Equity Sharing or Co-Ownership? |
Equity sharing is a process for Home Buyers and Investors to co-own real estate together. A Home Buyer occupies the property, pays the mortgage and is responsible for taking care of the property. An Investor(s) contributes the down payment needed to purchase the property.
Equity Sharing occurs through a legal contract that details the specific transaction responsibilities of each participant. The key attribute to the process is that both Home Buyer and Investor hold title to a property as “Tenants In Common”. Through this form of ownership each participant’s ownership is recorded with the county on the title report.
Equity Sharing was created due to the rising home costs in most major metro areas in the United States. While home ownership has become more difficult for most people Equity Sharing provides potential Home Buyers a powerful way to reach their goal.
Equity Sharing has also created a valuable investment vehicle for Investors. While most Investors are familiar with owning rental property, Equity Sharing provides a flexible alternative with similar return on investment. Investors are able to co-own property without qualifying for a loan or managing difficult renters.
